About Max Fiascone

Wisconsin multifamily broker. Specialized, local, and data-driven.

Who I Am

I'm Max Fiascone — a Wisconsin-licensed multifamily investment sales broker focused exclusively on apartment buildings of 5+ units across Southern Wisconsin and beyond. Multifamily brokerage is all I do. I don't dabble in residential, commercial leasing, or property management. Every hour of my day goes into understanding this market, tracking deals, and helping owners and investors make better decisions.

I started brokering in 2025 after years of tracking every multifamily listing and closing across the state — building a detailed picture of where value is created, where pricing goes wrong, and what actually moves in each submarket. That obsession with the data is what separates the advice I give from generic market commentary.

What I Do

I represent owners of multifamily properties who are looking to sell, and buyers seeking their next acquisition. Every engagement starts with honest, data-driven underwriting — what your asset is actually worth in today's market, not what you paid for it or what you hope it's worth.

Why Specialized Matters

Most real estate agents handle everything — houses, commercial buildings, land, leases. I handle one thing: multifamily investment sales. That specialization means I know what buyers in every Wisconsin submarket are underwriting, what lenders are crediting, where cap rates are compressing, and which assets move fast versus which sit. Owners get better pricing guidance. Buyers get better sourcing. Everyone gets a broker who is fully in the market every single day.

The Monthly Newsletter

Every month I publish a detailed Wisconsin multifamily market update — tracking every closing, cap rate, price reduction, and days-on-market across the state. It's the most granular Wisconsin-specific multifamily data you'll find, written for owners and investors who want to understand what the market is actually doing, not just headlines.
